Maintenance Supervisor
Amherst Housing Authority is seeking a Full Time Maintenance Supervisor. Position requires skills in electrical, plumbing, carpentry, snow removal, grounds keeping, vacancy turnovers and general cleaning procedures. Ideal candidate must possess the ability to read blue prints, drawings and technical documents. manage time and prioritize workloads efficiently and effectively. Must be a team player with the ability to work independently. Subject to “after hours emergency on call” duty.
Education must include a high school diploma or equivalency; relevant training beyond high school a plus. A minimum of five (5) years’ experience in maintenance of buildings. Must be able to work well with residents of all ages and backgrounds in a professional manner. Massachusetts Driver’s License is required and must pass a Criminal Offender Record Inquiry (CORI). Maintenance Mechanic Supervisor
JOB SUMMARY
To perform, assess and assign all duties in conjunction with repairs to, and maintenance of, buildings and grounds owned by the Amherst Housing Authority.
LEVEL OF RESPONSIBILITY
Carries out work assignments independently and efficiently; determines own work method and techniques. Reports to and consults with the Executive Director or their assignee.
PRINCIPAL DUTIES
- Perform a wide range of building and grounds repairs and maintenance functions, frequently requiring physical exertion.
- Repair of plumbing fixtures and pipes, such as: toilets, sinks, drains, valves, and controls, to the extent allowable without a license.
- Repair burner controls and switches and rewire electrical ranges; perform minor electrical work on refrigerators.
- Repair or replace electrical switches, outlets, lighting fixtures, fuses, etc., to the extend allowable without a license.
- Repair windows, doors, door frames, locks, mail boxes, screens, etc.
- Repair mechanical equipment such as snow blowers, power mowers, hedge clippers, etc.
- Check condition of boiler rooms, blow down boilers, and make repairs to pumps and valves; maintain condition of boiler room in satisfactory condition, to the extent allowable without a license.
- Schedules work of maintenance laborers and aides. Supervises their work and assists in yearly evaluation.
- Works with Housing Managers to assure that maintenance work is being done efficiently; keeps Managers aware of potential problems.
- Assess units for turnover, identify all items to be completed or repaired including but not limited to repairs, painting, flooring, plumbing, electrical. Furthermore, verify all appliances and systems are functioning within Housing Quality Standards (HQS) requirements.
- Perform snow removal, ground keeping, and custodial duties on an as needed basis to cover extra work load caused by seasonal demands or staffing.
- Oversees implementation of Preventative Maintenance plan.
- In consultation with Executive Director or their assignee, prepares specifications for equipment replacement and contract service needs;
- Perform related duties as required.
KNOWLEDGE, SKILLS AND ABILITIES
- Working knowledge of and skill in applying knowledge in plumbing, electricity, heating, carpentry, painting and mechanical equipment with five years' experience performing same.
- Ability to read blueprints, drawings and technical documents.
- Ability to perform complicated building maintenance tasks of varying difficulty independently.
- Knowledge of tools and methods to be used in a wide range of building maintenance work.
- Knowledge of occupational hazards and safety measures.
- Ability to direct and schedule the work of others such as laborers, groundskeepers, aides.
- Ability to understand and carry out oral and written instructions.
- Ability to maintain acceptable working relationships with coworkers and to get along with a variety of people (tenants who are elderly, handicapped, families, minorities).
- Ability and willingness to work in hazardous and adverse conditions, such as: sleet, snow, heat, cold, dust and dirt, as well as cramped quarters and high places.
- Ability to lift heavy objects into and out of trucks and other carriers.
- Valid Massachusetts driver’s license.
- Education to include at least a high school diploma or equivalency and relevant training beyond high school.
- Willingness to work hours other than normal work day when necessary because of weather conditions or other extraordinary emergency conditions.
- Five years' experience in building maintenance.
